Your salary is the starting point, but it's rarely the whole picture. Here's what shapes the number a lender will actually offer you.

Income multiples

Why 4 to 4.5× salary

Most lenders base their initial figure on a multiple of your income, typically between four and four-and-a-half times your salary, or your combined salary if you’re applying jointly. Some lenders stretch further for certain professions or higher earners.

Affordability checks

It’s about outgoings too

Lenders look closely at your existing commitments, credit cards, loans, car finance, even regular subscriptions, alongside your income. Two people on the same salary can be offered very different amounts once outgoings are factored in.

Deposit & loan-to-value

How much you’re putting down

Your deposit affects both how much you need to borrow and the rate you’re offered. A larger deposit can sometimes open the door to a higher borrowing multiple, since the lender’s risk is lower.
