Residential remortgage searches increased by 40% in September compared with August, as activity picked up following the quieter summer period.

Twenty7tec’s September 2026 Mortgage Market Snapshot, reported by FT Adviser, recorded 860,951 residential remortgage searches. That was also 44% higher than in September last year.

The figures measure searches on Twenty7tec’s platform, providing a snapshot of adviser activity. Across all mortgage types, the platform recorded more than 1.91 million searches during the month.

What does this mean for homeowners?

For homeowners approaching the end of a fixed-rate deal, our takeaway is straightforward: give yourself time to understand your next options.

When your existing deal ends, your mortgage will usually move onto your lender’s standard variable rate unless you arrange a replacement deal. This can be more expensive than other available options, making it sensible to check what your next monthly payment could be.

You can compare a new deal from your current lender, known as a product transfer, with a remortgage to a different lender. The right choice depends on your circumstances and the overall cost.

Start your review before your deal expires

A useful starting point is around six months before your current deal ends. Many lenders allow you to apply for a replacement mortgage in advance, although offer periods and switching windows vary.

Starting early gives you time to compare deals, gather any documents needed and plan when the new mortgage should begin.

Check the date any early repayment charge ends before committing to a switch. Completing too soon could create a cost that outweighs the benefit of a lower rate.

Look beyond the headline interest rate

A mortgage with the lowest advertised rate may still cost more once fees are included. A proper comparison should consider:

  • Monthly repayments.

  • Product or arrangement fees.

  • Any legal, valuation or administration costs.

  • Early repayment charges.

  • Flexibility, including overpayment allowances and your plans to move.

If your income, employment or household circumstances have changed, raise this at the start of your review. It can affect the options available when applying to a different lender.
