Capital vs. interest

What makes up your payment

Most repayments cover two things: the capital you’ve borrowed and the interest charged for borrowing it. On a repayment mortgage, each payment chips away at both, so the loan is cleared by the end of the term. On interest-only, you cover just the interest, with the capital repaid separately.

Rate & term

Why they matter so much

A small change in rate can noticeably shift your monthly outgoings, especially on larger loans. Stretching your term lowers monthly payments but increases the total interest paid. There’s no single right answer, it depends on your income and comfort level.
