Enter your age and your property's estimated value below. We'll show you a broad estimate of what you could release through a lifetime mortgage, no sign-up, no obligation. Every lender's criteria differs slightly, so this is your starting point, not a fixed offer.

This calculator provides a broad estimate based on typical age-related loan-to-value bands and does not reflect a formal offer. Actual amounts vary by lender, property type, and health and lifestyle factors. Equity release will reduce the value of your estate and may affect your entitlement to means-tested benefits. This is not right for everyone and could affect your tax position.

What Shapes How Much
You Can Release

What Shapes How Much
You Can Release

A later life mortgage works differently to a standard one. Here's what's behind the figure, and what's worth knowing before you go further.

Age & property value

Why your age matters so much

Unlike a standard mortgage, the amount you can release is closely tied to your age. Generally, the older you are, the higher the percentage of your property’s value you can access. Property value plays an equally important role.

Interest roll-up

How the interest works

With most lifetime mortgages, you don’t make monthly repayments. Interest rolls up and is added to the loan, repaid when the property is eventually sold. Some plans allow optional repayments to manage this, which is worth discussing with an advisor.

No negative equity guarantee

A built-in safeguard

Equity Release Council approved plans include a guarantee that you’ll never owe more than your home is worth, even if property values fall. This protects you and your estate from a shortfall.

A starting point

Remember, this is an estimate

Actual amounts depend on the specific lender, your health and lifestyle, and the type of property you own. This figure gives you a sensible starting point. An advisor can tell you what you’d actually be offered.
